Using shipping containers for offices, cafes, and holiday cabanas is booming. But is it viable for a permanent home?

1. The Cost Breakdown
Raw Container Price (Used):
- 20ft: Rs. 400,000 - 600,000 (depending on condition)
- 40ft: Rs. 800,000 - 1.2 Million
Conversion Cost (Cutting, Welding, Lining, Electrical):
- A fully finished 20ft unit (Studio room + Bath): Rs. 1.2 - 1.8 Million.
- A 40ft unit (1 Bed + Living): Rs. 2.5 - 3.5 Million.
Foundation: Concrete pliers/pads needed: Rs. 100,000 - 200,000.
Comparison: Creating 320 sq ft (40ft container) costs ~Rs. 3M. A block masonry build of 320 sq ft costs ~Rs. 3.5M. Verdict: Only 15-20% cheaper than conventional building. Not half price!
2. Heat & Insulation (The Big Issue)
A steel box in the tropical sun is an oven. Insulation is non-negotiable.
- Solution 1 (Budget): Rigifoam + Plywood cladding. (Effective, fire risk).
- Solution 2 (Premium): Rockwool/Glasswool + Gypsum board. (Best insulation).
- Roofing: You MUST put a secondary roof (Amana/Tile) over the container to shade it. Direct sun on the metal is unmanageable.
